1. General
Welcome to Devon Cliffs Breakaways ("we," "us," or "our"). These Terms and Conditions ("Terms") govern your access to and use of our website www.devoncliffsbreakaways.co.uk (the "Site") and the services we offer, including caravan lettings (the "Services"). By using our Site or Services, you agree to comply with these Terms. If you do not agree, please refrain from using our Site and Services. Nothing in these Booking Conditions affects your normal statutory rights.
PLEASE NOTE that we are not associated with Haven or Bourne Leisure.
2. Acceptance of Terms
Upon receipt of your £75 deposit, or by using this website, you confirm that you have read, understood, and agree to be bound by these Terms and all applicable laws and regulations.
3. Copyright Notice
All content, design elements, and intellectual property on this website, including text, images, graphics, logos and software, are protected by copyright and other intellectual property laws. Unauthorised use or reproduction of any part of this website is strictly prohibited without written permission from the owners of Devon Cliffs Breakaway, Janet Green or Wayne Shapland. All rights are reserved.
4. Booking Eligibility and Conditions
To make a booking, the following conditions must be met:
- Age and Legal Capacity : The person making the booking must be at least 18 years of age and possess the legal capacity to enter into binding agreements. In some cases, a higher minimum age may be required, as specified in the listing based on site rules.
- Group Composition : In order to maintain a family-friendly atmosphere, we reserve the right to refuse or cancel bookings (without refund) for parties that consist solely of adults, same-sex groups (such as stag or hen parties), single guests, or groups whose values do not align with the park's family-oriented principles. In some circumstances, discretion may be applied, which could involve the necessity of additional deposits.
5. Your Booking
When you book a caravan with us, a Booking Confirmation will be issued upon receipt of your Initial Deposit payment (non-refundable). By paying the Initial Deposit, you confirm your understanding and acceptance that it is non-refundable should you cancel for any reason, including but not limited to personal circumstances such as death, serious illness, or accident.
Your booking is made strictly as a consumer booking for a holiday and you acknowledge that we cannot accept liability for any business-related losses, regardless of how they are incurred. Please note, your booking is for accommodation only and any park or facility access does not form part of this agreement.
Once you have booked the caravan through our website and paid the Initial Deposit and we have issued a Booking Confirmation, a binding contract will be formed, subject to these terms and conditions. We reserve the right to refuse any booking; if this occurs, we will promptly refund any payments made.
6. Restrictions on Duration of Stay
There may be some restrictions on Bookings such as maximum holiday periods or minimum holiday periods. The maximum holiday period for any Booking is generally fourteen ( 14 ) consecutive days.
7. How to Make a Booking
Bookings can be made either on our website or over the phone on 07482 309476.
8. Guest and Staff Conduct
At Devon Cliffs Breakaways, we believe that everyone deserves to be treated with courtesy and respect and we expect our guests to extend the same courtesy to our team members.
Unacceptable Behaviour : Unreasonable behaviour includes any actions or language—whether verbal or written—that may make our staff feel intimidated, threatened, or abused.
To maintain a safe and positive atmosphere for everyone, we reserve the right to decline any booking if we believe that the conduct of a potential guest does not align with our standards of respect and courtesy.
9. Upfront payment
You'll be charged £75 upfront to cover the security deposit to secure your booking and the remaining balance will be changed six weeks before arrival date. If booking is for a date that is less than six (6) weeks before arrival, the full balance, including the accommodation cost and security deposit, is be taken at the time of booking. This amount must be paid in full, regardless of any displayed upfront amount.
10. Booking and Security Deposit
For bookings made more than six weeks before the arrival date, a non-refundable deposit of £75 is required to secure the caravan. This deposit is non-transferable to other guests, dates, or accommodations. Once the full holiday balance is paid, the £75 will be retained separately as a security deposit.
For bookings made within six weeks of arrival, the full holiday balance, including the £75 security deposit, is due at the time of booking.
Following your departure, the caravan will be inspected for any damages or signs of negligence as per these terms. If the inspection confirms no issues, the £75 security deposit will be refunded via bank transfer within 5 to 10 working days after your departure date; account details provided for the refund will not be stored after the transfer is complete. Any deductions due to inspection findings will be made before the balance is refunded.
Deductions from Security Deposit Deductions will apply for any additional charges incurred, including (but not limited to):
- Late Check-Out : £25 for departure after 10 am.
- Bed Linen : £15 if bed linen is not removed as requested.
- Unwashed Items : £10 for unwashed crockery, cutlery, or other used items.
- Soiled Mattresses : £50 for any soiling of mattresses.
- Missing Keys : £25 to replace lost keys.
Any additional repair or replacement costs due to damages will also be deducted from the security deposit.
Guest Responsibility
We ask that guests leave the caravan in good condition to avoid any deductions for cleaning, repairs, or replacements as specified in these terms. Deductions will only be made as required by the inspection findings.
11. Balance Payment
For advance bookings, the remaining balance will be automatically charged to the same card used for the security deposit six weeks before your arrival date. If the remaining balance payment fails, the card on file will be marked as invalid and we’ll send a secure payment link to complete the transaction.
A payment link will be included in your booking confirmation email if you wish to pay the full balance before the six-week mark.
12. Late or Non-Payment
If the final balance cannot be collected six weeks before arrival, we reserve the right to cancel your holiday without a refund or compensation.
13. Payment Methods
We accept card payments via our secure online booking system, including Visa, MasterCard, and American Express, as well as Klarna for flexible payment options. All payments are securely processed to ensure your information remains protected. Alternative payment options, such as a payment plan, may be available upon request. 14. Cancellations
If you cancel or amend your booking We do not allow changes to bookings once they are confirmed. If you (the guest) need to make changes to the booking, you will need to cancel and rebook. If you need to cancel your booking you must contact us as soon as possible. You will also be required to confirm your cancellation by email to the address shown on our confirmation. A cancellation will not take effect until we receive written confirmation from you. If you cancel your booking 90 days before your arrival date, we will refund the balance of any money you have paid us, excluding the deposit. After such period the following cancellation charges apply:
- Cancellation between 60-89 days before the arrival date: A 50% refund of any money paid will be issued, excluding the deposit.
- Cancellations Within 30 days of arrival date and no shows: No refund of any money paid will be issued.
If you decide to leave the caravan before your booked departure date no refund will be made for unused accommodation or other services.
You should purchase holiday insurance to cover for any losses YOU may incur due to cancellation.
If we, the Owner, cancel or amend your booking
We would not expect to have to make any changes to your booking, but sometimes problems occur and we do have to make alterations or, very occasionally cancel bookings.
If an amendment to your booking is required, we will contact you as soon as is reasonably practical and inform you of the change to your booking and arrange an alternative date. If you choose to cancel your booking, we will refund the balance of any money you have paid us.
15. Arrival and Departure Times
- Check-in: 03:00 PM
- Check-out: 10:00 AM
16. Arrival at The Caravan
Upon arrival, please proceed directly to your caravan. A Key Safe box containing your key will be located there. On the day of your arrival, you will receive a unique access code via text message once the cleaner has confirmed that the caravan is ready for your stay. When taking the keys from the Key Safe box, ensure that you close the box and shuffle the numbers afterward.
Upon entering the caravan, we ask that you conduct a thorough inspection for any signs of damage or issues and report any concerns to us immediately to ensure the protection of your security deposit. Our caravans are cleaned to the highest standard and photographs are taken of every room after cleaning. Mistakes can happen and will be rectified to the best of our ability. Any complaints regarding cleanliness or damage reported to us after your arrival date will not be upheld.
17. Dates of Hire
The length of hire time is as agreed upon by both parties and will be stated in your booking confirmation provided to you. Any unauthorised use of the caravan by you or anyone in your party outside of the agreed dates and times is chargeable and may result in partial or full forfeiture of the refundable security deposit. This includes checking in before the agreed time or checking out after the agreed time.
18. Occupancy
We impose a strict occupancy limit of six guests per caravan on any booking.
Only those names on the booking are permitted to stay in the caravans. The lead guest is responsible for the conduct and behaviour of all members within their party.
Should we discover that there are other persons staying in the caravan who are not named on the booking, we reserve the right to ask both the lead guests and their entire party to leave immediately, with no refund or compensation available for breaching these terms and conditions.
Pets are allowed ONLY in the pet friendly caravans and as agreed in advance.
19. Cleanliness of the Caravan
Caravan Cleanliness and Condition - We take care to ensure the caravan is clean and fully equipped for your stay. Upon departure, we ask that you leave the caravan in the same clean and tidy condition, with all rubbish removed. Any visible damage, need for additional cleaning, signs of smoking, or damage to the caravan's fixtures and fittings will be partially or fully deducted from the security deposit to cover these costs.
Non-Pet Policy - Our caravan, Spruces 58, operates under a strict non-pet policy. Pets are not allowed within this accommodation. Should any evidence of pets be discovered, we reserve the right to withhold the entire security deposit to address potential cleaning and restoration needs.
Prohibition of Slime - The presence of slime is strictly prohibited in all of our caravans. Any damage resulting from slime will result in the forfeiture of the security deposit, and you may incur additional charges to cover any necessary cleaning or replacements.
20. Windows and Doors
For security, please ensure all windows and doors are closed and securely locked when leaving the caravan. We reserve the right to hold you responsible for any loss or damage to the caravan or its contents, if windows and doors are not properly secured.
21. Contents and Furnishings
All items within the caravan, including chairs, cushions, towels, bedding, and other furnishings, must remain indoors and are not permitted to be used outside. Any additional cleaning required due to these items being taken outside will result in a deduction from the refundable deposit.
22. Smoking / Vaping
For the comfort and well-being of all our guests, smoking or vaping is strictly prohibited inside any of our caravans and on the decking area. This includes all substances such as tobacco products and e-cigarettes. Any guest found to have smoked or vaped inside the caravan or on the decking area will forfeit their security deposit.
Guests must smoke or vape away from any open windows or doors to avoid smoke or vapor entering the caravan. All cigarette butts, used vape cartridges, or other smoking-related materials must be disposed of properly.
Any evidence of smoking or vaping inside the caravan (e.g., tobacco, cigarette papers, ash, or odours) or any debris found surrounding the caravan from guests smoking or vaping will result in additional charges being deducted from the security deposit.
23. Barbecues
For fire safety, barbecues are not allowed on the decking or near any caravan. Please do not bring any flammable materials into the caravan, as they may pose a fire hazard. Disposable barbecues are also strictly prohibited on the site.
24. Entertainment Passes
Entertainment passes are not included in the caravan booking price. If required, guests can purchase Play Passes online at haven.com/play-pass , on the My Haven app, or from the main reception at Devon Cliffs on the day of your arrival. Passes are necessary for access to the swimming pool and the entertainment venues.
25. Electric Vehicle Charging
Charging of electric vehicles from the caravan’s electricity supply is strictly prohibited. Dedicated charging points are available in the park’s reception area. Should we discover that vehicles have been charging on the caravan’s electricity supply, we reserve the right to ask both the lead guests and their entire party to leave immediately, with no refund or compensation available for breaching these terms and conditions.
26. Safety with Charging and E-Cigs
Due to the serious risk of a fire, please ensure that all chargers are removed from plug sockets immediately after charging any electronic devices or E-cigarettes. Additionally, please refrain from leaving chargers or E-cigarette refills on soft furnishings. These items can leak and potentially stain fabrics, leading to both safety and aesthetic concerns.
27. Accidents
We understand that accidents can happen and we ask that any accidental damage be reported to us immediately. If unreported and damage is discovered during our inspection or by our cleaner, the cost of repair(s) or replacement(s) will be deducted from your refundable security deposit. Should the cost of repairs or replacement exceed the deposit amount, we reserve the right to recover any additional expenses necessary to restore or replace items that have been damaged or removed from the caravan.
28. Key Handling and Return
Your accommodation keys will be located in the key safe at the property. These should be removed from the keysafe for use and the key safe closed and the numbers shuffled.
At departure, return the keys to the key safe, close it, and again shuffle the numbers. Please do not leave the keys at reception or the main entrance, as a £25 fee may be applied if the keys are not properly returned to the key safe.
29. Non-Pet Friendly
Caravan In our non-pet friendly caravan, Spruces 58, we have a strict no-pet policy. Guests found to have brought pets into this caravan will forfeit their refundable deposit and will be required to vacate the caravan immediately, without compensation.
30. Pet-Friendly Caravan
In our pet-friendly caravan, Juniper Close 224, we will accept well-behaved pets by prior arrangement. At check-out, please ensure all pet hair, food, and waste are thoroughly removed from the caravan; failure to do so may result in forfeiture of your deposit to cover additional cleaning. Pets are not permitted on furniture or in the bedrooms and they should ideally be crated when left alone in the caravan to prevent damage. Pets must not toilet inside the caravan under any circumstances.
31. Checking Out
The cleaning company needs access to the accommodation at 10:00 am on your departure day. You must vacate the accommodation on time. These guidelines must be followed on checking out. Checkout Instructions
- Beds : Strip all beds and place bed linens on top.
- Heating : Heating must be turned off
- Rubbish : Remove all rubbish and dispose of it in the designated refuse areas on park.
- Food & Drink : Clear the fridge, freezer and cupboards of any food and drink. Take items home with you or dispose of them at the park refuse areas.
- Kitchenware : Wash, dry and put away all crockery, cutlery and any used kitchen items.
- Toilets : Ensure toilets are clean and free of waste. Windows & Doors: Securely lock all windows and doors.
- Key Return
: Place the key in the key safe, securely close it and shuffle the code.
Following an inspection of the caravan, if no damages are found and the accommodation is left in acceptable condition, your security deposit will be refunded via bank transfer within seven ( 7 ) days of your departure.
32. Damages and Additional Cleaning
If any damage occurs or the caravan requires deep cleaning upon your departure, the costs will be charged to the lead guest and deducted from the security deposit. All damages will be logged and photographs taken to support any claims made by the guest.
Should the security deposit not fully cover the costs of cleaning or repairs, the lead guest will be required to pay the remaining balance within 5 to 10 working days to avoid further legal action.
PLEASE NOTE: Photographic evidence is always taken and kept on file in case of any disputes regarding any claims.
33. Prohibited Equipment: Electric Scooters, Hoverboards, etc…
For safety reasons, electric scooters, hoverboards, and similar devices are not permitted on Haven Devon Cliffs. These devices are often used at high speeds and may pose risks to other pedestrians and vehicles, particularly around blind spots, tight bends, or near caravans. Guests using such equipment will be asked to refrain from doing so on site. Continued use after a warning may result in the termination of your holiday and we will re-take possession of the caravans immediately, without compensation to the guests.
Standard bicycles and non-electric scooters are welcome, provided they are used responsibly, in line with the Highway Code, and with parental supervision where appropriate.
34. Unacceptable behaviour
We reserve the right to terminate a stay and re-take possession of the caravans immediately, without compensation to the guests if unreasonable or anti-social behaviour by anyone named on the booking, or their guests, disrupts the enjoyment, comfort, or health and well-being of others.
35. Personal Belongings / Lost property
On check out please ensure that you have collected all your belongings. If you leave any property behind after your stay, we will make reasonable efforts to return them; however, we cannot be held responsible for any loss or damage to these items. Returned items will incur a delivery charge to cover postage costs, along with any additional fees for our cleaner's time in handling and taking the item to the post office.
36. Privacy Policy
Your use of the Site is also governed by our Privacy Policy , which details how we collect, use, and protect your personal information.
37. Limitations of Liability
We do not accept any liability for any injuries, losses, or damages incurred by you or any member(s) of your party, unless there is clear evidence of our intentional wrongdoing or negligence by us.
We also cannot accept responsibility or provide compensation if a change or cancellation of your booking is required due to events beyond our control (Force Majeure). Such events may include, but are not limited to, park closures, epidemics, pandemics, fires, natural disasters, threats of terrorism, industrial disputes, severe weather, loss of utility services and technical difficulties
Claims may be reduced or rejected if we are not given a reasonable opportunity to address or investigate the issue. Any liability is strictly limited to the total amount paid for the holiday, as detailed in your final Holiday Confirmation Letter from Devon Cliffs Breakaways.
38. Governing Law
These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms or the use of our Services will be subject to the exclusive jurisdiction of the courts located in England and Wales.
39. Changes to These Terms
We reserve the right to update or change these Terms at any time. Any changes will be effective immediately upon posting on the Site. Your continued use of the Site after such changes constitutes your acceptance of the new Terms.
